In 1999 the Town of Winter Park approved the collection of a $3 per square foot fee on all new construction within the Town’s boundaries in anticipation of a lack of affordable housing due to increased housing and land costs in Winter Park. The Town is currently utilizing the funds collected to develop this attainable housing project.
Phase One of Hideaway Junction has been completed with four 2-bedroom homes and six 3-bedroom homes. We are currently planning the next phase of the development and hope to have homes ready for occupation in 2010. Hideaway Junction will eventually include 35-40 single family dwelling units, to be developed and sold at below market rates.
Hideaway Junction has been designed keeping functionality and 'livability' as the highest priorities. Each unit will include an oversized two-car garage to accommodate any local’s basic needs for storage of toys and life’s other necessities. Another design requirement was high quality exterior finishes which require a minimum amount of maintenance and replacement in order to keep homeowner association dues at reasonable rates. Currently the monthly homeowner's dues are $80 and ensure for continued care of the exteriors of each home, driveway surface, and landscaping.
While the final selling prices have not been sent, the anticipated price for the 2-bedroom unit will be in the low $200's, and the 3-bedroom unit will be in the mid-$200's. Each home will be deed restricted with an annual appreciation cap of 2% per year for the first three years, then 1% per year thereafter.
A home in Hideaway Junction must be the primary residence for the owner; the owner can not own other developed residential property (undeveloped/vacant property is allowed). Also, the owner must work a minimum of 32 hours per week or 1,200 hours per year at a job in Grand County.
Potential Hideaway Junction homeowners will be selected in part by utilizing a point system based on where and how long you have resided in Grand County, where your current employment is located, and how long you have been with that employer. Ties will be determined by a lottery.
A single person is eligible for a 1 or 2 bedroom unit only; married couples or single parents with dependent children are eligible for any unit type with priority for the 3-bedroom or larger units.
The Town of Winter Park is not providing any financing options for this project. All financing must be acquired from another source that could include the Grand County Housing Authority (i.e. down payment assistance) and/or any lending institution or mortgage broker.
